But from the end of last year through to mid-this year, property markets across all regions of Australia have been surging, with many who left the industry returning in droves.


Over the past six-plus months, more and more people — whether they hold Australian PR or are newly graduated international students — have been eager to enter the real estate industry, asinternational borders reopen and tenants return, it is foreseeable that Australia’s property sectorwill remain hot.


Now, having addressed the question of employment, many people who have not yet obtained PR are naturally keen to know: if you have a background in the property and real estate industrywith relevant qualifications and work experience, can ithelp you migrate and stay in Australia?

Before we look at specific occupations, let’s revisit the process for applying forSubclass 189 and state-nominated categories (Subclass 190/491) — the steps involved:

Step 2: Full Skills Assessment (requirements vary depending on the nominated occupation)
Step 3: Choose the migration pathway that suits your situation

If you are considering employer-sponsored categories — Subclass 407/482/186 or regional employer sponsorship (Subclass 494) —the length of your work experience determines which category is suitable, and requirements across categories can vary significantly: some visas do not require a skills assessment; others make it mandatory; and for some, whether an assessment is required depends on both your occupation and your passport country — so please do not make assumptions, as this can affect your subsequent visa application

Construction Project Manager 

Nominated Occupation: ANZSCO: 133111 – Construction Project Manager

Assessing Authority: VETASSESS

Skills Assessment Requirements:Qualifications + 1 year of post-qualification work experience, or work experience substitution


It is worth noting that,work experience in roles such as Estimator, Administrator, or Inspector cannot be counted as relevant work experience for this occupation.


Many applicants from China may have many years of work experience, but may not necessarily hold the relevant qualifications — in such cases, after reviewing your documents, we can explore work experience substitution,which can still give you a chance to obtain a skills assessment for this nominated occupation through work experience alone, allowing you to come to Australia, continue in your field, and then migrate.

This occupation may also be titled Property Valuer or Real Estate Valuer; however, roles such as Real Estate Agent/Representative or Urban Planner do not qualify.

South Australia Subclass 190/491, employer sponsorship


Quantity Surveyor

Occupation: ANZSCO: 233213 – Quantity Surveyor

Assessing Authority: AIQS

Skills Assessment Requirements:Applicants with an Australian-accredited qualification may apply directly


Quantity Surveying has no Professional Year (PY) programme, so for those looking to boost their EOI points score, accumulating work experience points is the better option. Additionally,like Architecture, Quantity Surveying requires graduation from an accredited programme before you can apply directly for a QS skills assessment after completing your studies.


Migration Pathways:

Canberra Subclass 190/491, South Australia Subclass 190/491, Western Australia Subclass 190/491, employer sponsorship


Architect 

 

Occupation: ANZSCO: 232111 – Architect

Assessing Authority: AACA

Skills Assessment Requirements:Graduates of an AACA-accredited postgraduate programme may apply directly

To obtain AACA accreditation, you must complete an AACA-accredited postgraduate programme in Australia — an undergraduate degree alone is generally insufficient, and a non-accredited programme will not qualify for direct AACA accreditation. So if you are planning to study architecture in Australia in the future, be sure to choose an accredited programme.

 Landscape Architect

South Australia Subclass 190/491, Canberra Subclass 190/491, employer sponsorship


Note 1: VETASSESS Assessments Have Many Nuances

Above is a summary of some of the most migration-friendly occupations in the property industry. As you can see,the majority of these occupations fall under VETASSESS for skills assessment, and VETASSESS assessments generally require at least one year of relevant work experience after your qualifications;I have also worked with applicants who had no formal qualifications but extensive work experience, and after our review, they were still able to obtain a skills assessment for their nominated occupation.

Note 2: Choose the Right Location First

 
You will also notice from the migration pathways I have listed thatregions such as South Australia and Canberra are available across most of these occupations, and compared to highly competitive states like NSW and Victoria,migration through these pathways tends to be more cost-effective and efficient.

Depending on the requirements for each occupation, for exampleSouth Australia’spolicy for this financial year means some occupations require only 6–12 months of in-state work experience, so applicants canhead to South Australia and simultaneously accumulate work experience for both the skills assessment and the state nomination requirement — after one year, they may well meet the eligibility criteria for a Subclass 190 and obtain PR directly.

So please do not underestimate regional areas compared to cities like Sydney or Melbourne — securing PR is what matters most, and once you have it, your choices about where to live are wide open.
