Recently, we helped aSubclass 188 client arriving soon in Australia secure their ideal home. Here is a timeline and walkthrough of how it all happened, for your reference.

Planning to arrive in Australia in 45 days.

In early November 2022, one of our contracted Subclass 188 clients approached usasking whether we could help them find a rental property in Brisbane. The clientwas planning to arrive in Australia in approximately 45 days. Given the extremely tight rental market at the time, this was a very compressed timeline — but where there is a will, there is a way.We immediately developed a plan and moved fast to execute it.


Price, school catchment, lifestyle — every factor matters.

On 10 November 2022, based on the client’s requirements, our Newstars team quickly prepared a rental proposal. In doing so, we considered not only the client’schild’s current school location, but also the transport links around schools the child might transfer to in the future — including potential feeder High Schools.On this basis, we shortlisted high-quality areas near those schools for the client to choose from. Key selection criteria included:community safety, convenience, environment, and weekly rent


The client’s child was likely to transfer to a particular college in 2023, so we thoughtfully researched the location, distance, and transport information for two candidate colleges. The college the child had applied to was within 5 kilometres of the shortlisted properties, and we also confirmed that transport to Brisbane CBD from the area was straightforward.

We then identified a number of suitable properties near the college. In line with the client’s requirements: 2–3 bedrooms, 1–2 bathrooms, one car space, with a weekly rent between AUD 600 and AUD 1,000.

Beyond that, we also analysed and compared the three high schools the child was most likely to apply to in the future, making sure the family was well-prepared for the road ahead.

We also provided the client with rental property information near those three high schools — identifying 2–3 bedroom properties with 1–2 bathrooms and a car space, priced between AUD 750 and AUD 1,200 per week.

In early December, the client nominated their three preferred properties from the first batch. On 10 December, our Newstars team attended the first round of inspections on the client’s behalf — competing alongside approximately 15 other prospective tenant groups.

On 17 December, Newstars attended a second round of inspections for the remaining 2 properties — this time alongside approximately 20 competing groups.

On 19 December, we also attended an inspection in one of Brisbane’s most sought-after neighbourhoods.Alongside our Newstars team, 4 other groups of highly educated, high-income local families were also viewing the property.The landlord initiallywanted a local tenant with local employment income.


However, through our professional consultant’s on-sitecommunication with the agent, and by subsequently helping the clientprepare and submit personal documents, financial statements, and proof of employment, combined with persistent in-personnegotiation with the agent — we successfully stood out from all five competing groups and, on 22 December,signed the tenancy agreement and secured the client’s dream home.
